Mariella Lo Papa is Co-Leader of the firm’s national Real Estate Law practice group and Co-Chair of the Real Estate Law group in Montréal. For more than 20 years, she has focused on retail, office and industrial leasing and related matters, representing landlords, tenants and portfolio managers. This gives Mariella the perspective to generate solutions for clients and to create constructive, ongoing relationships between the parties. She has worked on major leasing transactions involving regional shopping centers, life-style centers, office buildings and mixed-use properties, as well as sale leaseback transactions.
Mariella also advises on property development, acquisitions and dispositions. Clients seek Mariella’s advice on daily operations, development and revitalization issues, and owner/tenant negotiations.
Mariella has also developed an extensive catalog of leasing forms and language that permits the commercial leasing group to streamline the lease negotiation and drafting process and offer competitive pricing.
Named a Leading Practitioner in Property Leasing in the 2015, 2016 and 2017 editions of The Canadian Legal Lexpert Directory, as well as the 2017 edition of Best Lawyers In Canada, Mariella is recognized as an expert in her field.
Mariella’s retail transactions have included national retail players such as Holt Renfrew, online retailers SSense & BonLook, Winners, Canadian Tire, Home Depot, Jean Coutu, Shoppers Drug Mart, Loblaws, Metro, Best Buy, Sports Experts, Cabelas, Walmart, JYSK, Starbucks, A&W and McDonalds.
In assisting Avon Canada, Warner Bros. Studios, Heenan Blaikie LLP, Covidien Ltd., Sika Canada, Coty Canada, L'Oréal Canada and Argex Titanium, Mariella advised on the leasing of office tower space, mixed-use projects, single-occupant properties, industrial facilities and custom-build projects. She also represented the Canadian Olympic Committee with respect to its new headquarters in Montréal.
Previous experience includes a 13-year partnership at another national law firm and five years as in-house counsel for a tenant real estate brokerage firm. In 2014, Mariella was named to the Editorial Board of the ICSC Shopping Center Legal Update as one of three Canadian members.
